In this video, I am going to bring you on an actual phone call with one of my private money lenders where I am pitching him a deal where I need to raise $140,000 to get this deal funded. It is a $100,000 purchase price and a $35,000 renovation so I am borrowing a little extra and borrowing $180,000 and the property is worth about $190,000 on the back end
