If you think negotiating with a normal seller is hard, try convincing a skeptical attorney. Pace Morby meets up with SubTo community leader Monique to tour a massive 5-bedroom home that she acquired using pure creative finance. The property was originally listed for $620,000 but the buyer fell through due to a contingency, leaving the seller extremely frustrated. Because Monique had built a strong relationship with her real estate agent, she was able to get a warm introduction to the seller and slowly win his trust. They structured a deal where she bought the house for $585,000 with a 10-year seller finance note at 0% interest, and she walked away with $109,000 in cash at closing. Even though the deal seemed perfect, Monique immediately had to deal with a domestic violence situation with the first tenant. This story proves that real estate investing isn't always easy, but it is always worth it if you have the right community backing you up.
