What actually makes a rental property a good investment—and where does the return really come from?
In Episode 5 of Market Matters, we take the ideas from Episode 4 and put real numbers behind them.
Using a hypothetical $280,000 duplex, we walk through how an investor can evaluate a rental property by asking two important questions:
1. Does the property produce an acceptable return before financing?
2. Does it still cash flow with the financing available in today's market?
Our example uses a fully renovated duplex generating $2,300 per month in rent with 20% down. Based on the operating expenses included in our example, the property produces roughly a 7.3% return before financing.
From there, we look beyond today's cash flow and explore what can happen over years of ownership.

Start with today's numbers.
If the investment works now, then rent growth, principal paydown, inflation, appreciation, tax benefits, and a future refinancing opportunity can potentially improve an investment that already made sense.
