1. Find them: Wholesale real estate. Learn how to identify good opportunities, analyze properties, negotiate, understand contracts, & get paid while developing your skills.
2. Improve them: House flipping. Cherry-pick the best deals, improve the properties, & pursue larger profits while taking on additional construction, holding, & market risk.
3. Own them: Long-term real estate investment. Use the skills, income, & judgment you’ve developed to begin owning cash-flowing properties & building long-term wealth.
Find them. Improve them. Own them.
This is one of the clearest frameworks I know for someone wondering how to get into real estate investing w/out trying to jump straight into buying properties they don’t yet know how to evaluate.
Because real estate investing may be simple to understand, but that does not make it easy or always risk-free.
You still need to understand due diligence, public records, comparable sales, repair costs, contracts, financing, title, cash flow, market demand, & the numbers behind the investment.
That’s the lesson buried inside Hormozi’s first $50,000 loss.
As discussed in the video, Hormozi’s real estate operation reviews thousands of potential deals before deciding where to deploy capital. The asset class didn’t magically become safer; the investor became more qualified.
That is the real lesson.
